Incomplete offers will NOT be submitted. Please email all offers to stacyandalex@c21nm.com or fax to 540-658-2185.

  • Please do not ask us for any information on the other offers. We do not give out this information, as we do not have seller permission to do this. Please help your clients determine the offer that is best for them. Please be assured we do NOT give out information on offers we have.
  • We expect a response from the bank within a week however if it is the first 15 days on the market it will require senior management approval and may take longer. Also if there are several offers it may be longer. We will contact ALL offerors via email to let them know if their offer was accepted or not once we have a response from the seller.
  • Please keep in mind that if the offer appears too high and the seller does not believe it will appraise, they may reject it outright.
  • The seller does not accept escalation addendums
  • The seller does not accept Home Inspection Contingencies. A home inspection will be allowed prior to signing the bank addendums if your offer is accepted.
  • The home is sold as-is. If your loan requires lender required repairs than you MUST negotiate this up front or it will be at the cost of the buyer. No negotiation will take place after ratification.
  • Please provide a Bank of America lender letter AND proof of funds dated within the last 30 days (Peg Nara- 301-606-8679). When providing Proof of Funds, please be sure the name on the account and the name on the offer are the same.
  • ALL OFFERS MUST SHOW PROOF OF DOWNPAYMENT FUNDS (BANK STATEMENTS)
  • Closing date should be 30 to 45 days out, as it does take us time to get a ratified contract and for the deed to be recorded. A closing date in 2 weeks will not give your client an advantage over other offers.
  • The seller requires the Earnest Money Deposit to be in the form of certified funds made out to Century21 New Millennium or seller's title company. If an offer is accepted, however a copy of a personal check to Century21 New Millennium will be sufficient to submit with an offer. Please have these ready to be provided to us.
