Are you a first time home buyer looking to find that perfect home? I work with many first time home buyers and it’s always a pleasure to help a first time home buyer find their first home. But what do you need to do to get started?
First and foremost when I work with first time homebuyers, I also suggest speaking with a loan officer that can get the pre-approval started for you. As an experienced REALTOR ®, I work with many lenders and can provide you with a lender recommendation to get started. There’s nothing worse than falling in love with a home only to find out that you don’t qualify for the home or that it’s simply out of your budget.
Once you have a pre-approval in hand, we will begin to discuss your wants and needs, talk about the process of buying a home and then begin to look at listings in the MLS and eventually visit some properties. By discussing your wants and needs early on, that will help narrow down the home search. Some buyers will see a few homes and others need to see dozens and dozens of homes before they make a decision.
Once you find the home, we will discuss what is the best price to offer by reviewing the recent market analysis and negotiate on an offer. When both buyers and sellers, agree on the offer in writing, that is when you are considered Under Contract or Ratified. After ratification there will be home inspections, appraisals, termite inspections, financing approval and eventually settlement/closing.
