Our sellers usually require one thing; for us to sell their property.  To achieve this, we sit down with each and every client and carefully assess what they are looking for and how we can make that happen for them.  Besides the sale of their home, other variables are important to the selling process.  For instance, the privacy of the sellers, the availability of the property to the public and Realtors for showings, which forms of marketing and target audiences will be most effective  and if there are requirements for having the property staged with furniture. Throughout this process, any questions and concerns will be discussed.  These are only a few of topics that will be covered in our assessment.  After these parameters are set, we then will focus on establishing a proper list price for the property.


Just by placing a sign in the yard and putting the home in the MLS, doesn’t mean it will sell.  With our property-specific marketing plan, we are able to reach multiple buyer sources, to get your property sold for top dollar in a limited amount of time.

Listing Price

Price is determined by what a BUYER is willing to pay and what a SELLER is willing to accept.  Evaluating a home to determine the appropriate list price is a complex and extremely important process.  In real estate, many say this is the most important factor in selling a property. We completely agree and continually stress the importance of establishing a list price that the market will accept.  Although comparable sales in the area are important, they aren’t the only data we look at. We look at current market trends in the area, market activity, location of the property, and any seller preferences like the possibility of leasing the property.  Determining an acceptable list price is extremely important and we work closely with our clients to come to decision that will reflect in the sale of their property.


Once all the advertising is done and we receive a contract, negotiation of that contract and terms is extremely important.  Once of the main reasons a REALTOR is selected is so that we can assist you with the negotiation process and explain all the terms to the seller.  If there are multiple offers, we will do a careful assessment of all offers.  Many times, the highest price doesn’t mean the best offer.  We will assist you in selecting the best offer which we feel that will get to closing successfully.
